expiration and exception

Hi. I rent an apartment in a brownstone in Brooklyn where I've lived for the past four years. There are a total of three apts. in the building and my landlord lives in one of them. I asked her a few months ago about the status of renewing the lease- did she have plans to raise the rent to match the ridiculous mark-ups in the neighborhood? She assured me that she wanted to keep me in the building since I have been an excellent tenant and would only raise the rent marginally, enabling me to stay in my apartment. Well, my current lease expires tomorrow and I have not received a new lease yet, have no idea what my rent will be and don't know what my rights are in this situation. I've approached her daughter (the tenant in the third apt.) to discuss the stipulations of the new lease and have heard nothing. Now what?
