Commercial lease water bill

I live in live/work space in Williamsburg, Brooklyn and have a commercial lease. I am trying to find information on whether or not the landlord can charge me for water or, if by law, the landlord has to pay for the water. I understand that water is usually covered by the landlord for regular residential leases, but am not sure if the same is true for commercial leases.
