Rent increase

I have lived in a hugh victorian apartment for 8 years paying very low rent.I live in Nassau County,NY. The apartment is not rent stabilized or controlled.
My lease is up Jan 1st.
The building was recently purchased by a real estate agent and she is planning to increase my rent. This apartment can easily get $300.00 more than what I currently pay. Question: Is there a maximum amount she can raise the rent or does she have carte blanche? Also if I refuse the increase how long can I stay until I get evicted?
