security deposit and last month's rent

I live in Manhattan in a building that is not registered with DHCR. There are 10 units in the building and it was originally renovated to become a COOP, but instead was turned into an apartment building in 1998. I sent my landlord a 60 day notice via certified mail that I will be vacating my apartment on the day my lease ends. I indicated in my letter that I want them to use part of my two months security deposit for the last month's rent. They called to inform me that I cannot do this. Considering that my apartment is in excellent condition, I do not feel that my landlord needs the full $2500 (Besides, I don't trust them). Of course, I plan to take pictures on move-out day for evidence.

Could someone give me an advice? They threaten to keep my full security deposit if I do not pay them my last month rent.
