Does your lease say anything about early termination or a penalty? New York Real Property Law 226-b (part of Article 7) lets you attempt to assign your lease or sublet the unit, with the reasonable consent of the landlord.

An assignment can be attempted in any size building, while attempting to sublet requires that the building have four units or more.

: I need some advice. I need to move from NY State to California due to relocation.
: I am 4 months into a 12 month lease and the landlord wants a months rent plus 20% of the remaining balance, which is close to 1500 dollars to tear the lease up. Needless to say this is a lot of money. There is no mention of this percentage in the contract.
: Do you think this is fair? And would it stand up in court?
