The landlady's unfortunate situation does not exempt him from paying rent, and the son probably will prevail in court.

Your friend should be happy he got six months of deferred rent. Why doesn't he just pay it now, and get the son to sign something stating that he is all paid up, rather waiting for a judge to force him to. (Raising the unpaid back rent by $25 per month isn't enforceable unless a $25 late fee was part of his contract. If the son is at all reasonable he will drop this claim when offered the back rent.)
