rights of senior citizen

my mother who is widowed and 84 years old lives in a brownstone in brooklyn that is owned by a friend. there are three rental apartments in the building.
she has lived in the building for 27 years and has never had a written lease. the building was just sold and she has been told that she must leave within 90 days because the new owner wants the entire building for his family. can she be forced out of her apartment and how do i find out what her rights are?
