Slumlord WAnts Us To Leave

We have lived in a single family home in Contra Costa County, California for two years now. Before we moved in, our lanlord stated he would have some repairs done on the fence and retaining wall in the backyard. Two years later, the fence is almost completely fallen down and the retaining wall has almost completely given way, nearly dumping tons of dirt into the pool.

We have now received a 30-Day Notice To Terminate Tenancy. We have strong feelings that he is going to try to stick us with the cost of repairs on the fence and retaining walls.

Oh, I forgot to mention, when we moved in, none of the carpets were cleaned, the kitchen was filthy, there was (and still is) a car battery and pan full of motor oil soaked rags on the side of the house, trash on the other side of the house. All of this he said he would take care of when we signed the lease.

We feel he has not kept his part of the agreement. The only problem I see is we never requested these items to be taken care of in writing, only verbally. We are also not the type of people to "rock the boat".

Any suggestions would be greatly appreciated. We did take photos of the condition when we moved in though.
