Zero. There is no such thing as a month to month lease with rent stabilised apartments. A renewal lease is to be given 120 days before your one year or two year lease is up. If you do not have either a one year or two year lease the landlord has no rights to any increase. There are very strict guildlines which a landlord must follow to be allowed increases. If you are not provided with a rent rider which shows your rights the landlord loses his/her rights to a rent increase. these are supposed to be attached to your initial lease and all renewals

However the current renewal rent increases are 4% for one year 6% for two years. But in your case it is zero.
