I don't think it matters what the courts have ruled on pets. A landlord can only renew the lease (in a rent stabilized apartment) as the same terms of the current lease--except for certain very limited things. I received a "rider" beefing up the penalties for late payments, some years ago. I threw it in the trash. It may have been legal for an initial lease but couldnt be added onr enewal.
