Can anyone help? I moved into my Murray Hill (Manhattan) apt 15 years ago at $800 and gave my landlord his requested one month security department. The building looks pre war (exposed brick) -- it's got a deli in the first floor and three units above (not stabilized and controlled). I haven't had a lease for the majority of my term here. In the last few years he's jacked the rent to $1500, and now wants not only the additional $700 to bring the security deposit to an equal level with the rent, but wants an ADDITIONAL $1500 month's security deposit, which would match what he's getting from the other newer tenants in the building.
Can he legally ask for more of a security deposit? Can he withhold a lease (which now he wants to renew) or evict me for refusing to pony up? I have many more questions (lack of repairs and he wants to hike the rent again), but this is a start. Much obliged.
