I agree, but the guy being outvoted doesn't see it that way. Is there any clear cut answer if the two guys remaining on the lease can't agree? Am I right in saying that if the outgoing tenant cannot find someone acceptable to the remaing co-tenants, then the outgoing tenant is responsible for the rest of the lease?

: Since only the tenants named on the lease will be held responsible severally and separately for its payment, I'd say the two remaining named tenants. But you all have to live there: with 3 people, a majority is two.
