Problems with high rent, legal emer. exits, ECR notices

I just moved to Brooklyn - my building is rent controlled- so I am told, but I am paying $3200 a month. The Enviromental Control Board just posted a notification of violation (2nd notification) regarding landlord-ordered construction without permits. The second violation is in regard to the newly created living area in the basement without an emergency exit. What are my legal rights if the landlord had prior knowledge of these violations but went ahead and rented to me anyway? The building inspector came by, posted these violations again, and told us that we could be told to vacate at a moment's notice because of these violations. Can anyone help with some guidance? Thanks.
