I've have an illegal sublet and the landlord is preparing to get rid of me (which I was expecting).

Specifically, I just received notice that if I don't leave by June 30, the lease will be terminated.

Here are my questions:

- How long before I'm evicted?
- What are my rights? What are the landlord's rights?
- If I was planning to rent a new apt. by Sept. 1, is this enough time? Should I do Aug. 1 instead?

I've read the NYC tenant FAQ, but I would really appreciate your advice on this matter.
