Rights re smoking: probably next to none. Search on this board for prior posts on the subject. Insist that the landlord repair the cracks and plugs the holes around the pipes. Ask the new tenants to smoke near open windows or in certain rooms. Install wall-to-wall carpet.


Rights re single family house converted to 4 units: are you sure the conversion is legal? (not legal could mean no rent due) What does the Certificate of Occupancy say? Read this: http://www.queens.nyc.ny.us/presiden/convert.htm
