If you pay your last month's rent, the landlord has to return your security deposit to you plus the interest it earned while in the trust account that he deposited it in. If you don't pay your last month's rent, then he doesn't have to return your security deposit. I'm not sure about the interest though.

: What's the conventional wisdom on withholding the last month's rent and going out on your security deposit? Can the landlord do anything very terrible as long as he has your security deposit? I know taking pictures of the apartment is advisable, to prove there are no damages.
