other cities or states or countries may have Rent CONTROL
San Francisco and some city down south come to mind.

have you ever heard of Rent STABILIZATION anywhere beside NY state?

PS: who cares where this one lives? the geography that matters in this thread is where the answerer lives...

in NYC, the difference really doesn't matter to anyone: either you already live in a Rent Controlled apartment and have done so since 1971 (or succeeded to a family member who did) or you don't. all new tenants since 1971 are Rent Stabilized, if regulated at all. only 1/2 of the apartments here are Stabilized.
