Mark's answer is for NY state rent stabilized rents, maybe even for rent controlled, but there is no law for market rents, is there? HUD, Mitchell-Lama, NYCHA, etc. probably have their own rules too. And who knows what law applies to this tenant in an unnamed city....

You are still responsible for the rent: subtenants pays you, you pay landlord.
