Best way to break a lease?

I have a lease on an apartment in Manhattan that extends until November of this year. It now turns out that I will have to move to Queens to be closer to the graduate program that I'll be starting in the fall. My intention is to look for a new place in August and move September 1st. As I see it, my landlord could either a) let me out of the lease early; b) ask me to find someone to take it over; or c) hold me to the terms of the lease. I haven't really had any interactions with the landlord yet, but I've heard from a number of tenants that he's really obnoxious and scummy.

When should I break this news to him, and what is the best way to handle this? Is there anything I can do if he won't let me out of the lease?
