My uncle (primary tenant) and his daughter (co-tenant) live in a NY rent
controlled apartment and both signed the lease. If the co-tenant leaves the
apartment, under what circumstances I can replace her and co-sing the new
lease.

I would greatly appreciate any information on the above matter.
