: Rent stabilized
: written lease
: State of Maryland

: Can landlord deduct fees for replacement of defective lock from your monthly rent payment and sue you for late rent?

In most states, repairs such as this would be the landlords' reponsibility, i.e., at his expense, not yours. Here are some sources for L&T laws, city rent control laws, and others, courtesy of BadLandlords http://badlandlords.tripod.com/ another website for tenants with landlord problems, link courtesy of some response to an earlier message. (warning: most of the regulars are landlords and usually give good common sense responses but somtimes mislead or bash tenants)
