Yes, you can charge your roommate whatever the market will bear. If you sublet an apartment, you can charge only the regulated rent, plus 10%, for a fully furnished apartment. However, there is no such limit on how much you can charge a roommate.

: I live in Williamsburg, brooklyn. I have lived in this house for 4 years and have restored the house myself, the lanlords have never raised the rent, Is it legal for me to charge my roomate more than half plus half o the utilities? I feel guilty, but have spent lots of money fixing the place up. Im charging a reasonble amount and plan on spending the extra to fix it up more. This is a house and there is no written lease.
