Would have should have could have...yes you're right but practically,
the landlord has to hustle and sell the place instead of waiting a few
months like he planned....

So why should he rent if unfurnished for a month or two and take the
chance the tenant will refuse to move upon closing, thereby causing all
sorts of trouble...

Its not worth it....

So he loses his security and the landlord has to pay for a few months
maintenence...thats even, he should thank the landlord for not suing
him for the rent till the end of the lease.

: Not necessarily. The landlord just can't take the guy's money. He may lose the security deposit but maybe not. Maybe the landlord can find a short-term tenant. Maybe the tenant can sublease the apartment. Lots of people need apartments for the short haul. Hells Kitchen is near midtown. If it is a desirable building, it will be snapped up quickly.

: Don't give the guy advice if you don't know what you're talking about.
