all you have to do is read the info on TenantNet Home or use the white search box (try 'security deposit')....

the tenant is supposed to pay the last month's rent on time, like any other month. after the tenant vacates, the landlord (you) returns the security deposit minus any charges for damage beyond normal wear and tear. the landlord does this in a 'reasonable' amount of time. that is the law.

in real life, tenants frequently don't pay the last month's rent, expecially if they are moving out of town or otherwise suspect trouble getting the security from the landlord.
