There are 60 units in the apartment building in Bayside, Queens. Some of the apartments have turned co-op in an offering plan started in 1990 but most are rentals, and I am told some are rent stabilized while others are not. A garage in the building has 26 spaces and the management company requires security for the parking spaces even though they charge the 10% NYC parking tax each month. The garage rental is a separate agreement from the rent lease. Is it legal to charge security for a parking space?
