TAAAAMMMMI,
You know what? Tell your landlord you might be moving. They would like the apartment back vacant. They will probably work with you. But if you are moving out of town indefinitely then you CAN NOT sublease your apartment legally. Tenants are legally allowed to sublet their apartments for two years of their entire occupancy. However if you are moving and will have another primary residency it is illegal to sublet. Trying to sublet to get out of your lease is a baaaaad thing. If a landlord tried to pull off such a thing he would be called unscrupulous. Just be straight with them and remember they are highly motivated to get apartments back vacant so they can get a vacancy increase.
But to answer your question directly subletting does not nullify your lease renewal. But moving out of town and lying to the landlords about not having another primary residence somewhere else does. And it would not be fair to put a poor innocent sublessor in the middle.
Larry the landlord doesn't consider himself any kind of a lord.
Larry the landowner guy, :-) aahhhh that's better
