notice to vacate because owners want to use apartment for family members

My roommate and I are living in a private residence in Astoria, Queens. There are a total of 4 apartments, 2 of which are occupied by the owners' brothers. We occupy the top floor of the residence. We signed a one year lease on November 15, 1999 and on February 23, 2000, our landlady presented us with a handwritten letter, indicating that she needed us to vacate by March 25, 2000 at 11:59 pm, as her parents were returning from Greece and would need the apartment. Does she have a legal right to break our lease, and if so, are we eligible for any type of compensation? (We paid a one month broker fee and rented a van to move us in and will incur additional moving expenses to move out.) Additionally, we will require more than 30 days to find a new apartment. Should we seek further legal advice?
