25% Rent Increase - do I have rights?

I live in a non-rent controlled, non-stabilized Kings County/Brooklyn 1 bedroom apartment, which I rent. There are 2 other families (2 other units) in our brownstone.

I have NO current lease, as the landlord assumed renewal without providing anything in writing. (Unfortunately, I did not demand one.) I have been renting this apt. for a year and a half.

One week ago, I received a letter stating that due to "mortgage, tax and maintenance" cost increases, my rent is being increased by 25%. The other two families are not having their rents increased.

Do I have any rights here? Can I demand a lesser increase in my rent and SOME increase in my neighbors'? Or is there a better approach?
