security deposit

I recently broke my lease on an apt. in Rochester, NY. The landlord allowed
it upon the condition that he would keep my security deposit which equaled one
month's rent. I moved out before paying my final month's rent in full.
Can the security deposit be used toward my outstanding rent? I don't think
it fair for the landlord to make extra profit off the unit since a new
tenant moved in immediately on the first of the month. He didn't lose any
money on an empty unit. I left the apt. in good condition (cleaner than when
I moved in). Thanks for any advice.
