Richard:

first: why should any of us, at any rent level, pay for services twice?

second: if, while attempting to repair a faucet or window, the tenant breaks it, the landlord can sue for 'waste'.

third: if the tenant is successful, the landlord can sue for eviction for 'substantial breach of lease' for 'unauthorized alterations': I read a case recently where one sob landlord (you know the lawfirm well) was awarded possession because the tenant changed a broken door lock! (tenant got ten days to 'cure', hope she kept the original broken lock)
