Residential Districts: R2X

The R2X district allows large single-family detached houses on lots as narrow as 30 feet in width. The FAR is 0.85 with an attic allowance of up to 0.17 FAR. The higher FAR and more liberal yard requirements permit buildings with greater bulk than in any other single-family residence district. As in all detached and semi-detached residence districts, one parking space is required for each house. The R2X district is compatible with housing prevalent in parts of the Special Ocean Parkway District and can only be mapped within that district.
