Residential Districts: R2

Residential development in R2 districts (Beechhurst, Queens, for example) is also limited to single-family homes, but at a somewhat higher density than in R1 zones. The FAR is the same as in R1 districts (0.5), but homes are generally smaller because of the smaller 40-foot lot width permitted in R2 districts. The smaller lots result in an increase in density to 11 houses per acre. This district is mapped in many low density areas to conform with the character of existing development. As in R1 districts, one parking space is required for each home in an R2 district.
