     Notice is hereby given that the above dwelling unit owned or

     The above defects materially affect the health and safety of the
tenants and are remediable by repairs, the reasonable cost of which is
less than $100.00. If the above repairs are not made within fourteen
(!4.) days from receipt of this notice, tenant will have the repairs
made and deduct the expense from the niext months rent or consider the
lease terminated on the expiration of thirty (30) days.  This is
provided for by the Oklahoma Statutes (1981) Chapter 41, Secions 118
and 121 (commonly known as the Residential/nonResidential Landlord and
Tenant Acts).
