Landlord Tenant Handbook
Zoning and Land Use

City of Boulder zoning and land use regulations determine the number of people that can legally occupy a unit. Over-occupancy of a unit may result in criminal prosecution of either the landlord, the tenant, or both. Multi-family zones allow a maximum of four unrelated people or a family and two unrelated people per dwelling unit. Single family zones allow a maximum of three unrelated people or a family and two unrelated persons per dwelling unit. To determine the zoning classification of your property/residence contact the Planning Department, Park Central Building, Third Floor, 1739 Broadway, (441-3270).
