ORDER AND OPINION TERMINATING PETITION FOR ADMINISTRATIVE REVIEW

          On April 15, 1992, the above-named petitioner-owner filed a
petition for administrative review of an order issued on March 20,
1992, by the Rent Administrator, concerning the housing accommoda-
tion known as Apartment 32, 615 West 144th Street, New York,
New York wherein the Administrator denied the owner's restoration
          application.

The Commissioner has reviewed all of the evidence in the record and
has carefully considered that portion of the record relevant to the
issue raised by the administrative appeal.

A review of the record reveals that on November 19, 1992 the
Administrator issued an order (Docket No. ZUC 001449-B) voiding the
order issued on April 21, 1986 directing the owner to restore
services.  Since the order finding that certain services were not
being maintained has been revoked, restoration is not necessary and
there is no issue to be resolved in this proceeding.

THEREFORE, in accordance with the Rent Stabilization Law and Code,
          it is

ORDERED, that this proceeding be, and the same hereby is,
          terminated.

          ISSUED:

                                                JOSEPH A. D'AGOSTA
                                                Acting Deputy Commissioner
