                  ORDER AND OPINION TERMINATING PROCEEDING AS MOOT

               On March 4, 1992 the above named petitioner-owner filed a 
          Petition for Administrative Review against an order of the Rent 
          Administrator issued February 28, 1992. The order concerned various 
          housing accommodations located at 1585 Unionport Road, Bronx, N.Y.  
          The Administrator denied the owner's rent restoration application.  

               The Commissioner has reviewed the record and carefully 
          considered that portion relevant to the issues raised by this 
          appeal.

               The Commissioner notes that in Docket No. EL630014RO the 
          owner's rent restoration was granted in full for both rent 
          controlled and rent stabilized tenants.  The petition for 
          administrative review filed by the owner in this proceeding is 
          therefore moot.  Accordingly, this administrative appeal proceeding 
          is terminated.

               THEREFORE, pursuant to the Rent Stabilization Law and Code and 
          the Rent and Eviction Regulations for New York City it is 

               ORDERED, that this petition be, and the same hereby is, 
          terminated as moot.
